The Waterfowl Central tract offers many hunting opportunities as well as income potential from timber. Located in the heart of the property is a large beaver pond. I have seen many ducks and geese on the water during walks on the property. I have attached a video from my last visit with geese flying overhead. The day I took this video I had geese fly over multiple times and counted over 75 geese.
The property is located in the blackbelt which has proven over time as a great deer hunting area. The property currently has one food plot, but more could be easily added.
The timber was harvested several years ago and allowed to naturally regenerate. The current stand is mostly pine and should be ready for a thinning in a few years. The SMZs have a mix of mature pine and hardwood which would be good locations for stands.
